Different types of deck designs include wraparounds, multi-tier, attached, detached, and rooftop. While there are a few others, these are mostly modifications of these five formats. Overall, there isn’t necessarily one that is better than the other, in terms of return on investment. Here are the five different types of deck designs:

• Wraparound. A wraparound deck is one of the most popular choices among homeowners because it offers expansive living space and enhances the beauty of a house. However, it is also one of the more expensive options because it is so large. That being said, a wrap-around deck can greatly add to the livable square footage of a property and to its overall functionality.

• Multi-tier. A multi-tier deck or two-story deck is another great choice because it allows homeowners to define different spaces. Like the wrap-around, this is a very elaborate type of deck, and therefore can be more costly than a simpler alternative. But, It can also greatly expand the living space outdoors and better yet, can offer a number of distinct spaces.

• Attached. An attached deck, perhaps the most common, is one that expands the living space outside, and generally offers a roof overhead to provide more functionality and comfort. It can serve as an entertainment space and is usually less expensive than some of the other types because it can be fitted into a smaller space.

• Detached. A detached deck sometimes referred to as a floating deck, is usually a small space that provides an extra living/entertainment area, away from the main house. This type of construction is usually chosen for areas that have poor drainage, or uneven terrain.

• Rooftop. The rooftop deck is generally the best choice in urban settings, or where there’s very little land around the exterior of a property. The biggest benefit of a rooftop deck is that they offer better views of surrounding scenery, and can also offer privacy.
